How to Rent a Home

We will be on hand to answer any questions and we will gladly show you any properties on our books. We have extensive knowledge of the local market and give you any advice you need. Here is a short step by step guide to help you through the process.
The first step to finding the perfect property is to check out our website: caproperties.ie or property portals such as Daft.ie and My Home.ie. When you send see a property you like you send us an email and we will send you a tenant application form.
When we receive your completed form we will organise a time for you to view the property. We can do live video viewings through what’s app or we can arrange physical viewings. We will show you around and answer any questions you may have.
When you have viewed the property and expressed an interest in renting it, you will need to provide us with your documents. We will require 2 references. (current landlord and one other), a utility bill with your name and current address and photo I.D. If you receive welfare payments or rent supplements we will need to see documents to say it has been approved. Your documents will then be passed to the landlord and we will wait for further instruction.
When your offer has been accepted and your references checked, you will be asked to pay one moths rent as security deposit. This must be paid by electronic transfer to our account. This will take the property off the market and we will prepare the lease. It is important to pay the deposit as soon as possible to secure the property. When you move into the property the deposit will be transferred to the landlord who will hold onto it until you move out. In the event of any damage to the property or furniture the cost of repair will be deducted from the deposit. Also if there are rent arrears at the end of the lease this will deducted from the deposit.
This depends on the landlord’s instructions. Some landlords will allow pets but look for an increased deposit. Some landlords will strictly forbid pets in their property. So, if you have pets it is important to inform us of this at an early stage, We will let you know if pets are allowed or not allowed.
Some properties are offered fully furnished and some are offered unfurnished. On our advertisements it will say whether the property is being offered furnished or unfurnished. When you view the property you will see the contents included. If you have any particular requests just ask our agents.
Yes, all of our landlord’s register the tenancy with the residential tenancy board. Within a few weeks of moving in you will get a letter confirming the registration. Further details can be found at RTB.IE.
